Hai Duong is emerging as one of the major economic hubs in Northern Vietnam, with numerous industrial zones being developed across the province. This growth demands that factory design and construction in Hai Duong meet the province’s increasing requirements in both construction speed and industrial building quality.

To address these needs, construction companies have developed innovative solutions such as pre-engineered steel buildings and modular prefabricated structures.

A pre-engineered steel factory, also known as a steel frame factory, is built using prefabricated structural steel components that are manufactured off-site in a factory and then transported to the construction site for assembly.

Keep reading the article below to see the latest factory design pricing in Hai Duong, provided by Fancons (2021 update).

Pre-Engineered Steel Buildings – Helping Investors Save on Secondary Materials

Pre-engineered steel frame factories have excellent load-bearing capacity while being lighter than traditional materials. This reduces the overall structural load during construction.

The installation process for pre-engineered steel buildings is significantly faster and simpler—capable of withstanding various weather conditions with ease.

These structures also allow for maximum space utilization, making it easier to expand operations when necessary.

Compared to conventional concrete buildings, pre-engineered steel buildings are much more cost-effective, saving both time and money for businesses.

Pre-Engineered Steel Buildings – High Consistency and Integration in Construction

1. Foundation system

Pre-engineered buildings still use reinforced concrete foundations to ensure strong load transmission to the ground. Depending on the site’s soil conditions and load requirements, different foundation types may be used, such as isolated footings, strip footings, raft foundations, or piles.

Before pouring concrete, anchor bolts (often M24 or M27) must be precisely and securely fixed into the rebar system. These bolts are crucial for aligning and installing steel columns and trusses correctly—requiring high precision.

2. Factory floor (Slab)

The factory floor is typically poured over a compacted layer of base material and sand. The thickness of the concrete floor depends on the weight of machinery and vehicles moving inside the factory.

The surface is often polished or coated with epoxy to ensure cleanliness and durability during operation.

3. Main structural frame: columns, beams, and steel trusses

Steel columns and trusses form the core structure of a pre-engineered factory. These are designed to handle heavy loads and span long distances—up to 100 meters if required.

Commonly, columns and trusses are fabricated from tapered H-beams or space trusses. Connections are made using base plates and high-strength bolts to ensure structural integrity.

4. Roof ventilators and canopies

Roof ventilators are usually installed at the highest point of the building, allowing for natural ventilation and improved airflow inside the factory during operations.

Canopies are installed over entrances and windows to provide protection from sun and rain.

5. Purlins and Bracing Systems (Roof Bracing, Column Bracing, and Purlin Bracing)

Galvanized steel purlins typically come in C or Z profiles, spaced approximately 1 to 1.5 meters apart. They are connected to the main structural frame and support the roof sheet system above.

While roof bracing, column bracing, and purlin bracing may not account for a large portion of the total weight, they are essential components in the factory’s structural integrity. Bracing systems enhance the stability of the main structural frame during both the erection process and long-term use. Many structural failures have occurred due to underestimating the importance of proper bracing.

6. Cladding and Insulation Materials

The simplest cladding solution is single-layer pre-painted corrugated steel sheets, which improve aesthetics and offer basic corrosion protection.

However, in Vietnam’s hot and humid climate, roofing systems often include an additional layer of insulation, such as aluminum bubble insulation or glass wool, to help reduce heat and noise inside the factory.

7. Multi-Story Pre-Engineered Steel Buildings

Two-story, three-story, or even four-story pre-engineered factories are increasingly popular today. These designs help maximize usable floor area on a limited land footprint.

A highly effective solution is the use of composite steel–concrete floor systems with steel decking sheets (decking panels). This approach not only delivers strong structural performance but also helps reduce construction costs and accelerate project timelines.
